Project Description

Pre-industrialized housing in Los Arenales urbanization.

El Casar de Talamanca, Guadalajara (2004)

Description Single-family house. New build
Client: Blue Cost S.L.

Execution project of two  single-family homes built with a Steel Frame prefabricated structure system.

The application of advanced technologies is a fundamental element in the industrialization of construction. Innovation contributes to the improvement of processes from different points of view:

1. Quality
Series production entails a standardization of production methods, which results in greater control of the project. Applied to the construction field, we can highlight a series of strategies:

Use of standardized materials whose performance is proven.
Reduction of the impact of weather conditions on the building.
Minimization of the possibility of errors.
Boost in the specialization of workers to handle the machinery used.
In this way, the implementation of industrial processes in construction guarantees the resistance, habitability and durability of buildings.

2. Speed
The industrialization of homes leads to a reduction of around 30% in the duration of the works compared to traditional processes. This is mainly due to three causes:

While the elements are being manufactured, other processes can be carried out on the plot in parallels, such as the foundations and the urbanization of the area.
Off-site work is not dependent on building permits, so it can be carried out independently and continuously.
The assembly processes are faster than in traditional construction.
3. Financial savings
Most of the expenses of work occur in the construction phase. By shortening construction times, its cost is also reduced. Besides, the use of specialized labour in factories allows less human intervention and, therefore, represents an economic saving.

4. Environmental impact
Manufacturing protocols in a controlled environment entail strict criteria regarding CO2 emissions from factories, as well as recycling and waste management. Also, the meticulous management of work items that industrialization allows contributes to reducing the misuse of both material and energy resources.
